Leasing & Application

Rental rates at Berkshire Auburn vary depending on unit type, size, and features. Visit our floor plans page for more details. To select your perfect home: check availability, select your desired move-in date and preferred lease term to view detailed pricing options and pricing calendar. Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Berkshire Auburn offers flexible lease terms ranging from 1 to 15 months. Lease terms are subject to change without notice.
The application process typically takes 48–72 hours once all required documents are submitted.
No. There is no minimum credit score requirement. Approval is based on income, credit history, rental history, background screening, and identity verification.
Applicants must have a gross monthly income of at least 2.5x the base rent. Combined income may be used for multiple leaseholders.
Yes. One guarantor is allowed per apartment. Guarantors must earn 4x the monthly rent. Guarantors cannot override credit or background denials.

Security Deposits & Insurance

Yes. Residents may choose a Jetty Bond, which is non-refundable, requires a soft credit check, and typically costs less upfront.
Yes. Residents must carry renters insurance with at least $300,000 in liability coverage and list the community as an Interested Party.

Rent, Fees & Payments

Rent payments are made through the Resident Portal, which redirects to the Bilt payment system. Bilt payments earn reward points that can be redeemed for travel or rent credits.
Yes. A 7% late fee applies on the 7th, with an additional 3% fee on the 10th if rent remains unpaid.

Apartment Features

Yes. All apartments at Berkshire Auburn include in-home washers and dryers for everyday convenience.
Yes. Residents may mount TVs or hang items, but any holes or damage must be repaired before move-out. Charges may apply for unaddressed damage.

Pets & Pet Policies

Yes. Berkshire Auburn is a pet friendly apartment community in North Dallas, welcoming dogs and cats.

  • Pet fee: $400 per pet 
  • Pet rent: $20 per pet, per month 
  • Maximum: 2 pets per apartment

There is no weight limit. The following breeds are generally prohibited: 

  • Akita 
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull) 
  • Presa Canario 
  • Chow Chow

  • All Husky & Malamute breeds 
  • Rottweiler 
  • Wolf/Restricted breed mix 

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile. See our pet friendly page for more details.

Yes. All residents, including those without pets, must complete a Pet Screening profile as part of the application or renewal process.

Parking & Transportation

Yes. Residents may park in available spaces on a first-come, first-served basis.
Yes. Reserved parking starts at $50 per month, subject to availability.
Visitors may park on the top level of the garage or in designated exterior visitor spaces.
Yes. EV charging stations are available on-site.

Move-Out & Lease Renewals

Residents must submit a written 60-day notice to vacate.
Yes. Lease renewal offers are sent approximately 75 days before lease expiration and include multiple term options.
Yes. Residents may terminate early by giving 30 days’ written notice and paying a fee equal to two months’ rent, plus repayment of any concessions.
